What We Look For During Concrete Assessment

Before every project, we walk the entire floor and assess: active cracks (those still moving with the slab), dormant hairline cracks, control joint condition, spalling and pitting depth, efflorescence (mineral deposits that break the bond), oil and chemical contamination, existing sealers or previous coatings, and signs of moisture vapor emission. Each issue requires a specific fix — there is no one-size-fits-all solution.

We document the assessment and walk you through what we found before any work begins. You will understand exactly what condition your concrete is in, what repairs are needed, and why — not just receive a number on paper.

Crack Repair and Joint Treatment

Cracks are classified by whether they are still moving. Active structural cracks — those that show displacement or widen with seasonal temperature changes — get filled with flexible polyurea filler that moves with the slab rather than fighting it. Dormant hairline cracks get filled with a rigid filler that locks them in place. Control joints are either filled flush or left as floating joints depending on location and the coating system being applied.

We never coat over unfilled cracks. Cracks telegraph through even thick coating systems over time, and the visual line ruins what should be a clean, continuous floor. Filling cracks properly before grinding ensures they are sealed, stable, and invisible under the finished coating.

Spalling, Pitting, and Surface Damage Repair

Spalling — the surface flaking of concrete — and pitting are among the most common problems we see in Twinsburg garages. Road salt accelerates the freeze-thaw damage to the concrete surface, causing the top layer to break apart in flakes and chunks. Left untreated, spalling spreads and deepens. We patch damaged areas with polymer-modified cement fills rated for floor coating systems, then grind the entire patched area level with the surrounding slab.

Deep or widespread spalling may require a skim coat or self-leveling overlay before the decorative coating can be applied. We assess depth and extent during the estimate and quote accordingly. Spalling that is left unrepaired under a coating will continue to deteriorate and eventually cause the coating above it to fail — repairing it is not optional.

Diamond Grinding — The Only Prep That Guarantees Bond

After all crack and spalling repairs are complete, we grind the entire floor with commercial diamond grinders. Diamond grinding uses carbide-bonded diamond tooling to mechanically remove the top layer of concrete, strip off any existing sealers or coatings, and open the concrete pores to create a Concrete Surface Profile (CSP) of 2 or 3. This texture is what gives the epoxy or polyaspartic coating thousands of tiny mechanical anchor points to grip.

We do not acid etch. Acid etching relies on a chemical reaction with the concrete's calcium carbonate that is inconsistent at best — some areas react well, others barely react, depending on the concrete mix, age, and contamination. Diamond grinding delivers a guaranteed, uniform surface profile every time, on every slab, regardless of age or previous treatment history. It costs more and takes longer than acid etching, but it is the only method that gives a floor coating a bond that lasts.

Can We Do Repair Work Without Coating?

Yes. If your concrete is structurally sound and you simply need cracks filled, a spalled section patched, or a previous coating removed, we can handle that as a standalone service without a full floor coating. That said, most customers who go through the repair and grinding process find that the floor is already half-prepared for a coating — and adding the coating step at that point is far more cost-effective than coming back for it later. We will always give you an honest assessment of whether repair alone is the right call for your situation.
