WHAT DOES GARAGE FLOOR PREPARATION INVOLVE?

A detailed look at every step of our preparation process — because what happens before the coating goes down determines everything about how long it lasts.

Surface preparation is not the exciting part of a garage floor coating project — but it is the part that matters most. A beautiful, expensive coating applied over poorly prepared concrete will peel, flake, and delaminate within months. A properly prepped floor with a standard coating will last 15-20 years. Step 1: Clearing and Initial Inspection

Before the crew arrives, the garage needs to be completely empty. Everything off the floor — vehicles, shelving, storage bins, lawn equipment, tool chests, all of it. We need unobstructed access to every square inch of concrete, including the edges along walls, around support columns, and the apron at the garage door threshold.

Once the floor is clear, we walk the entire surface and document its condition: cracks (location, width, and whether they are still moving), spalling and pitting depth, efflorescence deposits, oil stains, previous sealers or coatings, control joint condition, and slope or drainage issues. Step 2: Crack Repair and Concrete Patching

Diamond grinding also removes surface contaminants that block adhesion: oil stains, old sealers, paint, efflorescence, and the weak surface layer of concrete called laitance. After grinding, the concrete surface is clean, open-pored, and uniformly profiled — ready to accept a coating that bonds permanently.

We grind every floor. No exceptions. We do not offer acid etching as an option because we know it produces inconsistent results that lead to coating failure. Acid etching depends on a chemical reaction that varies with concrete age, mix design, density, and contamination. Diamond grinding is mechanical and delivers the same reliable profile regardless of the concrete's history. The difference in coating lifespan between the two methods is measured in years, not months.

Step 4: Moisture Vapor Testing

Moisture is the silent killer of garage floor coatings in Northeast Ohio. Summit County's clay-heavy soil holds water against foundations and under slabs, and that moisture migrates upward through concrete as vapor. If the vapor emission rate is too high, moisture pressure builds under the coating and pushes it off the slab from below — even if the surface prep and coating application were perfect.

We test moisture vapor emission on every floor using a calcium chloride test or a relative humidity probe. If the readings are within acceptable range, we proceed with the standard coating system. If the readings are elevated, we apply a moisture-tolerant epoxy primer or a dedicated vapor barrier system before the decorative coating. This additional step adds cost, but it prevents catastrophic coating failure that would cost far more to fix.

Step 5: Final Vacuuming and Dust Removal

Can you prep a garage floor that was previously coated?
Yes, but the old coating must be removed first. We cannot apply a new coating system over a previous coating — even if it looks like it is still holding. Diamond grinding removes most existing coatings and sealers. Stubborn products with deep penetration may require shot blasting or additional grinding passes. Once the old material is gone, we prep the bare concrete the same way we prep a new floor: grinding, crack repair, moisture testing, and vacuuming.
